Looking at a property today. Great space, location, everything... just one problem:
The heat don't work.
It's apparently a gas/forced hot air system. They say it just doesn't work... the house was built in 1991. I assume it's the original system.
Anyone possibly give me an estimate for repairs on it?

BBEEE really careful right now the bank owned, as-is properties, it takes alot longer to get into one of those than alot of people think. we just went through tons of b.s. to get into a home that, wasnt bank owned, just my .02. Also be prepared for a possible replacement of that funance, most are 15 to 20 year units, as long as they were maintained

This house was built in 1991, that's the weird thing.
All nice refinished floors, all new appliances.
It's really nice. it's weird the furnace isn't working
Also, I think it's natural gas. I know it's forced hot air too. (listing says "Gas/Forced Hot Air")

it depends on the furnace really if it was maintained it see further than 15 to 20 the miler me and a buddy just put in here is quality i used to do a lot of heat work with my uncle that **** lasts a while and it is weird that a 1991 has a broken warm air system but it may not be the furnace at all you should have some one look at it and like john said the bank owned houses are normally a pain to get in to and make sure u have a good home inspector cause its asis

yeah, I won't buy without an inspection, but what's the most it could cost to replace the furnace?
I mean, the inspector will come in and say 'not working, get estimate from qualified HVAC'
does anyone have any one in the North Shore they would recommend?
 
i am certified but you are a haul for me but i work for the gas company and i know that we do heating inspections for the banks and stuff like that what kind of unit is this and what kind of syptoms are you seeing is their a pilot or ignition system what is the eff. rating
but you usually call up keyspan and have the come take a look i work for bay state gas which is a brother company
 
ohhh and our rate to walk to the door is a 105 dollor service charge and then i think 35 dollars after that for every 15 minutes and seeing as the unit is 17-18 years old mine as well replace it upon manufactures recommendation which is usually 20 to 25 years installs depending on what you get run from 2500 for complete crap or 5000 for a nice peice of machinery

Could be a $10 thermocouple. If you try to light the pilot and it wont stay lit its probably the problem. Go to any hardware store and get a universal thermocouple and throw it in there in 10 minutes.
Just a thought.

Have the furnace looked at. If the heat exchanger is bad the furnace is shot. You can get an Amana with a life time heating exchanger warrenty for around $1000. There are also furnaces out there for under $1000 also.
